NYC, US, 26th October 2026: OakNorth, the digital bank for entrepreneurs, by entrepreneurs, has provided an $11.8m loan to Washington, DC-based real estate developer, Brick Lane and its investment partner Starling Capital.

Founded in 2010 by Jeff Gross, Erik Kudla and Taylor Kelly, Brick Lane is a real estate development and investment firm with a track record spanning multifamily, mixed-use and adaptive reuse projects. Active across Washington, DC, Maryland, Virginia, North Carolina, South Carolina, Florida and Alabama, the firm has acquired, delivered or is developing over 4.1m sq. ft of apartment and mixed-use projects and has $680m in assets under management.

The $11.8m loan from OakNorth will support the conversion of a former hotel into a Class A multifamily development in North Charleston, South Carolina, delivering 134 residential units. The North Charleston project, located at 3640 Dorchester Road, will see a former 129-key hotel converted into 134 studio apartments with Class A amenities including pool deck, club room, fitness center, co-working and other facilities. The site benefits from access to Dorchester Road and I-26 and is located close to Charleston International Airport and major local employers across the aerospace, logistics and military sectors. The property sits only 10 minutes from Downtown Charleston.

Jeff Gross, Co-Founder & Principal of Brick Lane, commented on the transaction: “This project represents exactly the type of opportunity we look for at Brick Lane – a well-located, underutilized asset where our experience in adaptive reuse can help deliver high-quality housing that meets the needs of the local community. North Charleston is an attractive market with a diverse employment base and strong demand for rental housing. We’re delighted to be working with OakNorth, whose team understood both the complexities of the conversion and our vision for the asset and worked closely with us to structure a financing package that supports the delivery of the project.”

Dylan Jagjivan, Director of Debt Finance at OakNorth, added: “Brick Lane has built an impressive track record over the last 15 years, with extensive experience across multifamily development and adaptive reuse. Jeff, Erik and the wider team have a clear understanding of the market and a proven ability to identify opportunities to reposition existing assets into high-quality residential accommodation. With 134 affordable units being delivered through the project, this development will add valuable new rental supply to North Charleston. We’re delighted to support Brick Lane on this project and look forward to building on the relationship in the future.”
