California, US, Thursday 13th August, 2026: OakNorth, the digital bank for entrepreneurs, by entrepreneurs, has provided $85m as in a $2.8bn syndicated construction loan to support the ground-up development of One Beverly Hills — a landmark mixed-use project on a fully-entitled 14-acre site at the intersection of Wilshire and Santa Monica Boulevards in Beverly Hills, California.
One Beverly Hills is sponsored by Cain in partnership with Eldridge, who together assembled the site over the course of seven years. Cain is a privately held real estate investment and development firm with approximately $14.6bn AUM, with its development platform led by a team with more than 30 years of experience across major real estate markets. Eldridge is a global holding company managing a diversified set of businesses and investments across Asset Management, Critical Minerals, Culture & Media, Defense & Security, Infrastructure, and Insurance. The project received full entitlement approval from the City of Beverly Hills in June 2021 – one of the most significant planning approvals in the city’s history – and broke ground in February 2024.
The development will deliver four interconnected assets on a single site: fewer than 200 ultra-luxury Aman Residences across two residential towers – the Garden Tower and the Santa Monica Tower – with views over the Los Angeles Country Club, the Hollywood Hills, and the Pacific Ocean; an 88-key Aman Hotel & Club, bringing the globally recognised Aman brand to Beverly Hills for the first time; a full renovation and repositioning of the historic Beverly Hilton Hotel, an LA institution since 1955, which will emerge from refurbishment with 360 rooms and a comprehensively upgraded offering; and a curated luxury retail and dining destination. Retail commitments already secured include executed leases with Dolce & Gabbana, Casa Tua Cucina, and Los Mochis, with the scheme benefiting from its position directly opposite Beverly Hills’ Golden Triangle – the city’s concentration of flagship luxury retail anchored by Rodeo Drive.
